Mirador del Sisga

Located 40 miles (65 km) north of Bogotá (population 6 million), a beautiful 630 acres ( 256 ha) hilly property crowned by splendid and very well preserved “cloud forest”,overlooking the SISGA dam, is being developed into a first class gated community, that will have many sports facilities like tennis, bike paths, horse stables and horse riding facilities, ecological paths, boat facilities and fishing both in the reservoirs as in the streams that cross the property.
Also a (3) hole golf practice course will be developed with appropriate topographical difficulties, and a nautical club located 3km from the property on the Sisga reservoir for sail and motor boats will be developed for owners interested in such sports, and water skiing, parasailing, etc

The corresponding development and construction permits that have been submitted for approval, include aprox. 400 private lots ranging in size from 3.000 m2 to 4.000m2 (¾ to 1 acre) and almost 45% of green common areas ( with sport facilities and ecological paths,etc) including almost 150 acres (60 ha) of native natural forest, crowned by the splendid “cloud forest” as seen in the photo gallery.

This huge project will be developed in (8) stages, starting with PHASE-1, located in the central- east portion of the property, with a total area of approx. 100 acres (42 ha).
As seen in the plot plan and in the photo gallery, Phase-1 will include 50 home sites, many of them with full view of the Sisga dam; others located in a pine tree forest and the others bordering the beautiful brook “El Granadillo”

About 60% of the infrastructure for this Phase-1 is already built, including the access road, the tap water and irrigation water system, the main electric line and part of the green common areas, and ecological paths. (see photos)

ECOLOGY AND NATIVE PLANTS

As it can be seen at our web site : www.charlies-web.com/colombiakey , the native cloud forest at our property has hundreds of native bromeliads and orchids, which jointly with Dr. MARIANO OSPINA H are being preserved and classified.

At our web site sponsored by Professor Charles DILLS from California, U.S.A , you can see more than 250 photos of our BROMELIADS collection, many of them found at el SISGA cloud forest, which will be open to the future property owners and friends with adequate conservation restrictions.

Many of these native plants and trees are being established in the ecological paths and green zones under development at the gated community of “El Mirador del Sisga” ( see photos and plot plan )

CONSTRUCTION PERMITS ( LICENCIAS # 023 AND 025-March/03)

Recently the Development and Construction Permits for PHASE-1 “LAGO DE PINOS” gated community, comprising (19) plots with areas between 4,000 and 7,000 V2 ( 2,640 and 4,500 M2) were obtained and prices will be listed very soon, as most of the infrastructure for that portion is already built, as it can be seen in the adjoining photos ( for more information please contact us)

Depending on size and location, the expected initial sale prices range between US $ 30,000 and US $ 50,000 per lot.
The expected prices will be valid for the first (10) plots sold and thereafter the prices will increase, at least 15% per year.
